By maintaining a limited project load, Kashi Custom Homes can go above and beyond the role of builder, and act as a dedicated guide, leading clients through the intricate journey of construction.

From frustration to inspiration: the birth of a business

For CEO and Chief Builder Dar, the path to entrepreneurship began with two defining experiences: buying his first home and witnessing major inefficiencies working for a remodeler on million-dollar projects that “weren’t built to a standard I thought was acceptable.” Those moments pushed him to strike out on his own.

Dar brings more than a decade of experience across commercial specialty contracting of high-end residential remodels and custom home construction. He approaches every project with an operational and technical mindset – managing critical details and material choices to deliver durable, energy-efficient assemblies.

Kashi Custom Homes runs a design-build model and Dar leads both design and construction, guiding clients through architectural planning, selections and building decisions before delivering a fixed price.

His specialty is performance-driven construction like airtight assemblies, mechanical ventilation, durable materials and advanced methods.

A better way to build the box

Homebuilding, he likes to say, is “his hobby as much as his work” because he “rarely builds the same thing twice.” Adding, he’s always “looking for better ways to build the box” and helping clients understand why those hidden details matter.

Precision in pre-construction

Each project goes through three to twelve months of pre-construction – architecture, interiors and materials – before Dar presents a fixed price, instead of relying on ballpark estimates and allowances.

Cost savings through CBUSA contracts

Even as a low volume, small builder, Dar estimates he’s saved about $10,000 with CBUSA contracts on key materials like James Hardie. It’s meaningful savings that keep high-performance specs accessible for clients.

Challenges of building high-performance homes as a small design-build firm

From day one, Kashi Custom Homes has operated through a design-build process that front-loads the work. Dar spends three to twelve months refining architecture, interiors and material selections before presenting a fixed price – an uncommon level of clarity in the custom home market.

“Most builders run with a ballpark estimate and allowances for everything. Then, you don’t know how much your house costs, until you know,” Dar explained. Transparency and upfront detail are non-negotiable for him, especially when building for durability and energy performance.

The need to build a new network of support

But that precision also creates challenges for a small, highly customized operation. As a low-volume builder, Dar had almost no leverage with suppliers. High-performance materials like James Hardie were essential to his approach, yet rising prices made them difficult to absorb.

That’s when he leaned into fellow builder and CBUSA member Chris Knight of New South Homes, “Chris said I could easily save money with CBUSA, so I figured I’d give it a shot.” It was the first glimpse of the broader value CBUSA could bring.

Finding the right people in a subcontractor heavy market

Beyond material costs, sourcing trustworthy trades was another hurdle. As a smaller operation, Dar depended heavily on referrals and trial-and-error to find the right subcontractors. “The main challenge was just finding reputable people … you’ve got to test people out,” Dar explained.

The tension became clear: Kashi Custom Homes was delivering superior quality and earning strong client trust but sustaining that level of high-performance work required more purchasing power, pricing stability and peer support than Dar could access alone.

The benefits of CBUSA: Purchasing power and a robust builder network

For this smaller business, a vetted builder network became indispensable. Through CBUSA’s Atlanta-area group, Dar can ask questions, troubleshoot unusual details and get referrals for specialized subcontractors.

He’s seen how builders are eager to help each other succeed because in a subcontractor-driven market – where nearly all work depends on shared trade partners – everyone benefits when good subs stay busy, supported and informed.

“Honestly, the biggest value from CBUSA is not even money,” Dar said. “It’s the other builders in my network. I can dive into the e-mail chain to bounce questions off other builders and find solutions to specific challenges.”

The purchasing side matters, too. Through CBUSA’s national contracts, Kashi Custom Homes can purchase core materials at the same competitive prices typically reserved for much larger builders. The annual savings are under $10,000. But for a small, high-touch firm, that’s meaningful and it helps keep high-performance specs within reach for clients.

Locking in contract pricing

Just as important, CBUSA helps Dar lock in pricing windows of three-to-six months, which supports his fixed-price model and reduces the risk of mid-project surprises. Dar sums it up simply explain that contracts level the playing field, but “being able to lock in pricing for a few months at a time is huge when you’re giving a fixed price before you start the project.”

Finding success through the CBUSA network

Since joining CBUSA, Kashi Custom Homes has strengthened both its operations and its value proposition. When evaluating materials, Dar now starts by checking whether a CBUSA-aligned product meet his performance standards. He says this gives his clients clear, trusted options without the uncertainty of one-off pricing.

The biggest transformation has come from the peer network. Conversations with builders across every segment – large neighborhood developers, historic specialists and ultra-high-end custom firms – have broadened Dar’s understanding of how other top builders approach scheduling, pricing and risk.

“I talk to builders like Chris, Brad Robinson and Steven Sanders-Myers and I gain different perspectives when I talk to them about different issues. It’s a big world of building out there and these perspectives are invaluable.”

That collective experience is important because for Dar, when unusual details or site complications come up, he doesn’t have to troubleshoot in isolation.

“Being able to talk through challenges with someone, understanding how they solved it, helps guide me in my situation as well,” he explained. That real-time problem-solving leads to smoother projects, fewer delays and homes that consistently meet his high-performance standards.

Ultimately, CBUSA allows Kashi Custom Homes to remain intentionally small and specialized – while drawing on the power, expertise and camaraderie of a much larger ecosystem of builders.
